What LeadSimple Maintenance does

LeadSimple Maintenance helps your team collect maintenance requests, create and manage work orders, coordinate vendors, review quotes, and keep residents and owners updated from one workflow.

Before you start

Your account needs Maintenance access.

Your team needs a maintenance process type, such as the recommended Work Order process template.

Users who create or update work orders need permission for that maintenance process.

Vendor, tenant, and owner messages require email sending to be available on your account.

Where to find it

Open Maintenance from the main navigation to view the dashboard. From there you can create work orders, copy resident request links, filter existing work orders, and open each work order's process record.

Core workflows

Intake: collect resident requests from public request links or convert maintenance text conversations into work orders.

Triage: review priority, property, unit, requesting tenant, access details, attachments, and assignment.

Quotes: request vendor quotes, add quotes manually, send owner review when approval is needed, and select the winning quote.

Work coordination: send vendor assignments, track vendor progress, confirm schedules with tenants, and ask tenants to confirm completion.

Reporting: use the dashboard to monitor open work, quote status, monthly costs, and average completion time.
