Create and manage maintenance work orders

How to create a work order, fill in the key details, and use the Maintenance dashboard to track work.

Create a work order

Open Maintenance and select New Work Order. Choose the property first, then add the unit if needed. Add a clear job description before creating the work order.

Recommended fields

Set priority, type, requesting tenant, assigned vendor, internal assignee, schedule, access notes, tenant remarks, vendor instructions, and whether quotes are needed. You can also upload photos or other files.

Use the dashboard

The dashboard shows open work, needs triage, awaiting quote, quotes received, average days to complete, monthly work orders, and estimated or actual costs. Use search and filters to narrow by status, quote state, priority, type, property, tenant, vendor, assignee, created date, and scheduled date.

Open a work order

Select the work order number to open the underlying process. The work-order panel shows details, attachments, repair groups, quotes, vendor assignment status, and maintenance notes from the property or unit.
