When the action appears
The Maintenance section appears in a phone conversation when your account has Maintenance, Inbox, and Phone access and the conversation is either tied to a maintenance intake number or tagged Maintenance Intake.
Create the work order
Open the conversation and select Create work order in the Maintenance section. LeadSimple prefills the title and job description from the conversation snippet or latest inbound text.
What can be inferred
If the conversation has one matching property or one tenant contact, LeadSimple can preselect those fields. Resident requests default to the resident work order type; otherwise the work order can be internal.
What happens after creation
The conversation is linked to the new maintenance process. If the conversation has inbound text attachments, LeadSimple copies those attachments to the work order.
If a work order is already linked, the Maintenance section shows an Open work order button instead of creating another one.
